From a lease agreement. I was wondering if there is a standard expression for this responsibility of the landlord for keeping walls and roof in good condition.

Please see entire sentence and note Actually the role here is reversed from the suggestions below. It is the landlord that must provide the premises "clos et couverts" whereas tenant is responsible for maintenance and upkeep. Entire sentence reads: Il prendra les lieux lou�s dans l'�tat o� ils se trouveront le jour de l'entr�e en jouissance sans pouvoir exiger du bailleur aucune r�paration autre que celles qui seraient n�cessaires pour que les lieux soient CLOS ET COUVERTS. Could this mean landlord is only responsible for major work -structure, walls, roof? Or simply in acceptable condition for lease? It doesn't seem to me that ongoing upkeep and maintenance is meant here.
